9 Cedars is a four-bedroom cottage on Rocky Lane in St Agnes, 300m from Trevaunance Cove on Cornwall's north coast. A hot tub on the private decking, a woodburning stove and proximity to the beach give this property a strong combination of comfort and coastal access.

The ground floor has underfloor heating via an air source heat pump and an open-plan living space with kitchen, dining area and sitting area around the woodburning stove. The kitchen is well equipped with a double oven, induction hob, microwave, fridge, freezer, dishwasher and wine cooler. Upstairs, two king-size bedrooms - one with en-suite walk-in shower - sit alongside a twin room (zip/link, convertible to double) and a bunk room. A family bathroom has a bath with shower over. A utility room with WC, washing machine and tumble dryer completes the layout.

The enclosed decking area has a hot tub, and a garden with lawn provides additional outdoor space. One dog is welcome but not upstairs, and a stair gate is provided. An outside shower is useful for post-beach rinse-offs. Off-road parking is available for one car. Note that steep steps lead up to the property.

Trevaunance Cove, with its surf breaks, rock pools and seasonal RNLI lifeguards, is a 5-minute walk. Trevellas Cove, a rugged pebble cove with clear snorkelling water, is 0.8km north. The Taphouse pub is 0.1 miles away, and St Agnes Beacon offers 360-degree views across the county from just above the village.
