Two bathrooms serve the three floors, and the accessible layout means the property works for those with mobility requirements. The entire property is within 100 metres of Charlestown harbour, where tall ships regularly moor and the cobbled quayside restaurants open in summer.

The enclosed rear garden is the main outdoor draw. A private hot tub, BBQ, and garden seating make it a usable space for evenings even when the weather turns. Best for groups who want outdoor entertaining space alongside beach access, without sacrificing proximity to town. Less good for solo travellers or those expecting sea views, as the position is inland from the harbour front.

Charlestown Beach lies 0.6km from the door, with Carlyon Bay a further 500 metres east along the coast. Porthpean Beach adds a third sandy option 1.4km away, giving a realistic range of swimming spots in both directions. The South West Coast Path passes through the village, connecting those three beaches in a manageable half-day walk.

The Eden Project is 3 miles north-east, making it a practical day trip. The Lost Gardens of Heligan sit 7 miles south-west, and both are year-round attractions with substantial indoor elements - useful when Atlantic weather arrives. Cornwall's Food and Drink Festival takes place at the Eden Project annually, typically in October, which adds a seasonal draw for those visiting in autumn.
