The layout puts living space downstairs and bedrooms up. Open-plan kitchen, dining, and sitting room run across the ground floor, with integrated appliances and a Smart TV. Three bedrooms upstairs: a king-size with en-suite shower and WC, a second king-size, and an adult bunk room sharing the family bathroom. Wifi, dishwasher, and washing machine included. The enclosed rear courtyard has a barbecue and off-road parking.

Harlyn Bay is the most family-friendly of the Seven Bays of St Merryn - sheltered, north-facing, and generally calmer than exposed neighbours like Constantine Bay. RNLI lifeguards work the beach in summer and Harlyn Surf School operates from the sand. The Harlyn Inn at the top of the beach does lunch and dinner with a sand-floor view. Padstow's harbour and the Stein restaurants are 3 miles south by car, and the Camel Trail starts from there.

Best for families and friend groups who want a tidy, low-maintenance cottage within a short walk of a sheltered surf beach. Less good for dog owners - book 6A next door instead - or anyone wanting period character or sea views from the property itself.
