A two-bedroom first-floor apartment in Downderry on Cornwall's south-east coast, sleeping four. The private balcony off the open-plan living room takes in sea views across the south-facing bay, and Downderry beach is 400m down the road - close enough for a pre-breakfast swim.

Inside there are two bedrooms and two bathrooms - a king-size with ensuite and a twin with a separate shower room - which makes it workable for two couples or a family of four without sharing facilities. The apartment runs on ground-source heating with underfloor heating throughout, so it stays warm even in shoulder season. Wifi and a dishwasher are included. One pet is welcome by arrangement. First-floor access means stairs to the front door.

Downderry beach is south-facing pebble and sand, sheltered from north winds and a mile of sand at low tide. The Inn on the Shore pub is a five-minute walk for waterfront food. The South West Coast Path runs through the village - east 3 miles to Portwrinkle and Whitsand Bay, west via Seaton beach (2 miles, dog-friendly year-round) towards Looe (5 miles). Plymouth is around 30 minutes east via the Tamar Bridge.

Best for couples or a small family wanting a comfortable sea-view base in a quiet village. Less good for anyone with mobility issues - it's a first-floor flat - or anyone hoping for nightlife beyond Downderry's single pub.
