Lanivet sits mid-Cornwall between Bodmin and the south coast. The Saints Way long-distance footpath passes directly through the village - an ancient pilgrim route crossing Cornwall from Padstow to Fowey, covering roughly 30 miles in total. Lanhydrock, the National Trust's largest Cornish estate, is about 4km to the east, with formal gardens, a Victorian country house, and a network of woodland trails.

The Eden Project is approximately 15 minutes by car from Lanivet, and Bodmin itself is around 10 minutes. The Camel Trail cycling route runs 18 miles from Bodmin Parkway to Padstow - a flat, traffic-free route along the old railway line, suitable for families. Carlyon Bay is about 12km to the south for beach days.

This suits couples wanting a countryside hot-tub retreat with easy access to central Cornwall's walking and cycling routes. The location places most of the county's major attractions within a 20-minute drive in either direction.

Not ideal for guests who want a beach-side stay - the nearest sandy beach is around 12km. No dogs. Changeover is Friday.
