Five-bedroom house in Rock on the Camel Estuary, sleeping 12 across 2 super-king-size doubles, a king-size, a twin, and a quadruple bunk-style room with four singles. Each bedroom has its own en-suite, which is unusual at this size and removes the morning-bathroom pinch point that bigger properties tend to hit.

The downstairs living areas open out to a terrace with coastal and countryside views; a hot tub on the lawn looks across the gardens, and there's a separate alfresco dining area. Inside there's a dishwasher, washing machine, and parking. There is no wifi at the property - check signal coverage if anyone in the group needs to work. Up to 2 dogs are welcome.

Daymer Bay Beach - the long sandy estuary beach popular with families, with shallow water at low tide - is 1.3 miles away. Greenaway Beach sits 1.7 miles north and connects via the coast path to Polzeath Beach, the wide surf beach 2.2 miles on. The Padstow passenger ferry runs across the estuary from Rock and lands at Padstow harbour, opening up Rick Stein's Seafood Restaurant and Paul Ainsworth at No.6 without needing to drive. The Camel Trail starts at Padstow and runs 18 miles inland along the disused railway line.

Best for two- or three-family group holidays - five en-suites, parking, hot tub - on the Rock side of the estuary, with easy walking access to Daymer Bay. Less good for couples or smaller groups (the price-per-head logic only works at full capacity), or anyone who needs reliable wifi for remote work.
