A one-bathroom layout serves all four bedrooms.

The bedrooms are a king-size with a walk-in dressing room, a sea-view double with en-suite, and two singles - sleeping six in total. Polzeath Beach is 2km via the South West Coast Path, around 15 minutes on foot. The route also connects to Greenaway Beach (2.8km) and Daymer Bay (3.1km).

Rock is 2 miles south, with its restaurants, sailing club and year-round passenger ferry to Padstow. Padstow is 7 miles by road - a practical day trip for fish and chips, boat trips and the Camel Trail. St Enodoc Golf Club is within 3 miles.

This property suits families or small groups who want sea views and a large private garden with some distance from the busiest part of the village. The coast path connection makes it practical for beach days without a car each time. It is not great for guests with limited mobility - the coast path section to Polzeath involves some incline. It is less good for anyone wanting to be right on the beach, as the 2km walk takes 15 minutes each way.
